Floor rate/ min nights
- Our revenue management team and software do a great job of adjusting pricing and the minimum required nights for a stay based on the market and seasons. If you have too high of a floor rate, or minimum price per night, your property may not compete well with other homes.
Maximizing occupancy (permitting)
- Most homes are limited based on factors such as the square footage of the home as well as the septic system. A high-scoring rental will maximize these factors for the highest possible allotted occupancy.
Maximizing occupancy (sleeping arrangements)
- Based on your permitted occupancy, does your rental utilize the space well for a high number of sleeping arrangements? Depending on the size of your home, having rooms with single beds, as well as high occupancy rooms with bunkbeds, and sleeper sofas is ideal.
Internet
- With working and schooling from home becoming more ‘normal’ in our society, high-speed internet is becoming a must-have rather than an amenity. A high-scoring rental will have the highest speed available (for the area and the home).

- Bedrooms: blackout curtains, screens on windows, ceiling or floor fan, extra blankets and pillows, lockable door knob (easily unlockable from outside), bedside lamp, phone charging ports, trash can, closet or dresser, upgraded mattresses/ toppers
- Bathrooms: lockable door knob (easily unlockable from outside), hair dryer, towel rods or hooks, basket/ shower shelf for supplied items, high-end or unique/ durable finishes
- Linens and towels: WHITE, quick dry and soft/ plush, memory foam and quick dry bath mats, black makeup washcloths, hot tub towels are extra large and can be striped/ non-white
- Laundry: a large set of washer and dryer (non-high efficient) located inside the home. Amenities should include laundry basket(s), iron and ironing board, as well as drying rack/ hooks. If the home hosts more than 12 people or has bedrooms on multiple floors, more than one set of washer and dryer creates a much more efficient rental.

- Is there room for trailers as well as for them to maneuver when snow accumulates and is plowed
- Home and deck is painted/ stained/ chinked
- Sign at the end of the driveway w/ address, property name and Kabino w/ number?
- Motion lights for driveway and front door
- Garage: available to use (not used for owner storage), heated, clutter-free, shelving/ storage for guests, extra fridge/ freezer, exterior keypad for entry (we do not recommend garage door openers due to their propensity for being lost )
Safety Measures?
- House (including deck, railing, flooring) is up to code and in good condition
- Grill is not placed in garage or enclosed area
- Bunk bed top railing and ladder pass safety review (high railing and closed together ladder steps)
- Fire extinguishers easily accessible, and smoke and CO2 detectors are adequately placed

Exterior Features
Arrive at the home and take in the two stories that blend into the surroundings with natural mountain colors. A cozy covered patio hosts the front entrance to the home and a place to sit and enjoy the mountain weather. Once you’ve made yourself at home indoors, step out onto the back deck. There you’ll find two picnic tables, Adirondack-style seating, and a gas BBQ grill for cooking up summertime favorites al fresco. A large green space allows the kids space to run and burn off energy before bed if the many Island Park activities available haven’t already worn them out!
Interior Amenities
The front door of the home opens onto the main living level. Wood floors cover the sprawling great room. Set your bags aside and take a seat on one of the comfortable leather couches in the living space with a cathedral ceiling. Warm yourself on a cool evening by the gas fireplace, or turn your attention to the wall-mounted flat-screen TV for your favorite movie or TV show. A cozy corner hosts a bistro table showered in natural light where you can enjoy a drink. The kitchen is a chef’s dream. Stainless steel appliances join spacious counters and a myriad of cabinets and drawers holding everything you need to prepare and serve a home-cooked meal. There is a half bath just off the kitchen area. Serve at the dining table that seats six in the main dining space, enjoy it all with the bar seating for two, or carry your plate to the other dining space in the home that also seats six. Here you will also find the in-unit laundry.
Head downstairs for family time. The media room features large sectional sofas on tiered floors facing a screen with a ceiling-mounted projector for a movie theater experience. Kids or anyone in search of a little extra privacy will love the loft area. Oversized bean bags join a cozy loveseat facing a flat-screen TV. Windows let in the sun for extra light and warmth.

The final bedroom is on the lower level off of the media room and is perfect for a family that wants to stick together. It features two twin beds and a full-size bed, each with a night table. A spacious closet holds everyone’s things. The three bedrooms share a hall bath with a spacious frameless glass shower and single-sink vanity.

Once you’ve made yourself at home inside, step outside and explore. Aside from having the surrounding forest to explore, you can warm yourself and spend time with loved ones huddled around the fire pit. Wood benches, as well as a nearby picnic table offer seating so you can sit around the fire and share the day’s memories, make s’mores, or just relax. You’ll also find a hot tub to relax sore muscles after a day of mountain adventure.
Interior Amenities
Step into the home and mountain log cabin charm. The door opens on a great room that seamlessly ties living, cooking, and dining together in one space. Wood floors sprawl through the space, and wood beams and wood paneling on the ceiling will draw your eye up to take in the whole space.
